Rent distribution and average turnover per property

In this support article, you can read how the rental and turnover distribution per object works in Booking Experts.

In Booking Experts, reservations are automatically distributed among the properties. This takes into account the average turnover per object. You can respond to this by adjusting the accommodation priority. Reservations are initially made on accommodation with a higher priority, followed by medium and low priority accommodation.

Overview Rent distribution

The rental distribution overview shows Types, rental turnover for the last 12 months and rental income divided by month. This means you can compare last year's rental turnover with this year's.

The rental distribution looks at the period of stay and not the creation date of the Reservation. Suppose a reservation was made in August for a stay in September. The rental turnover (and the corresponding reservations) are then displayed in the month of September.

Hovering your mouse over the block for a particular month gives you insight into an owner's own usage and rental turnover from reservations. Clicking on a block shows an overview of the reservations made on the type in the relevant period.

You can also view the rental turnover of an underlying accommodation. You can do this by clicking on the type. The underlying accommodation will then be shown. If necessary, you can also use the search bar here.

Please note! A Reservation may overlap (the Reservation takes place in two months). In case of overlap, the rent will be divided proportionally over these two months. The rent is always shown exclusive of VAT. Any discount will be deducted from the rent. The rental distribution is updated every night.

Distribution with preference booking

The rental distribution overview shows Types, rental turnover for the last 12 months and rental income divided by month. This means you can compare last year's rental turnover with this year's.

No preference reservation is rent distribution

In most cases, a guest makes a reservation for a specific type. If a Reservation is made without a preference for a specific object, Booking Experts chooses the object on which the Reservation is placed. This takes into account the average turnover per object.

Average turnover per object

The accommodation is then chosen based on the rental turnover from 6 months ago to 12 months in the future. Only confirmed reservations that fall entirely within this period are taken into account for the rental turnover. Blockages are obviously not included in this, as this is not rental turnover. Unconfirmed reservations and options are also not included.

Adjust priority

If you want to influence the distribution yourself, you can set a priority per object. You can choose between low, medium and high. More information can be found here.
