Booking.com accommodations

Booking.com works with accommodations and with Rooms. There are a total of 7 different types of accommodation within Booking.com:

Hotel - linking several Types is possible

Flat - a maximum of 1 type can be linked to it

Holiday park - linking several types is possible

Villa - you can link up to 1 type

Holiday home - you can link up to 1 type

Camping - you can match several types here

Chalet - a maximum of 1 type can be attached to this

It is important that you make the right choice. As a holiday park or campsite, you generally create 1 accommodation in Booking.com under which you create all types as room types.

Unless it is necessary for each type to be shown separately in the search and book results on Booking.com. Then you create accommodation per type.

For rental organisations, it is very common to list each type separately in the search and book, also because these accommodations are usually not located at the same address. You then create an accommodation per type.

Billing method

You have a choice here between Booking.com collect and Booking Experts collect.

Booking Experts Collect

The booking invoice is created in Booking Experts. Payments are made via Booking Experts (possibly via VCC).

Booking.com Collect

Booking.com invoices the guest and Payments are handled via Booking.com. A channel invoice is created and Booking.com pays you.

Base rents or all in prices

IMPORTANT! Costs still need to be created in Booking.com as well as in Booking Experts. This is not synchronised.

When creating an accommodation, pay attention to whether you will send bare rents or all-in prices. Costs are not included in the price that is synchronised with Booking.com for bare rents. You will have to set the Costs in Booking.com exactly as you have set them in Booking Experts. Make sure you indicate that the Costs are not yet included in the price.

For all-in prices, the Costs are included in the total price. You do not then need to create the Costs separately in Booking.com. Unless you want to show the guest what is included. In that case, make sure when creating the Costs in Booking.com that you indicate here that they are included in the price.

Activate Booking.com accommodation

When you have created the Booking.com accommodation, you must activate it. To do this, click on activate link.

Does the link remain inactive? Click on the i behind Inactive to find the reason.

Add price profile

To synchronise prices, you need to link a price profile.

A new accommodation will create a price profile by default. You can link this price profile to the Types. In Booking.com, the price profile is created and linked to the Rooms.

If desired, it is possible to edit the price profile. For example, it is possible to adjust the price factor. This allows you to increase the price from the price list by a desired factor. Suppose the prices on Booking.com can be increased by 10% compared to your price lists, then you choose a price factor of 1.10.

It is also possible to add your own price profiles. This can be useful if you want to use non-refundable rates, for example.

You link existing price profiles via +price profile. You select the price profile and the types you want to link to it.

Entering the minimum number of nights you need to process in the price profile, this is not automatically copied from Booking Experts.

Add linked types

To link the types you want to add to this accommodation, click on + linked type.

Linking existing rooms

Do you already have rooms on Booking.com then click yes and the types will be linked to the existing Booking.com rooms. All rooms currently created in your Booking.com accommodation will be shown. You need to link these 1 by 1 to a type in Booking Experts.

Add new rooms

If you don't have any rooms on Booking.com yet, click no and select the types you want to link.

After creating the linked types, you can activate the link with the 3 dots behind the linked type and manually send prices and availability.

Depending on the type of accommodation, you can also change the room names.
