Setting commission percentages

As a holiday park, you take a percentage of commission over the rent of each reservation, before paying out the rest to the owner through rent settlements.

The height of this percentage and the VAT calculation method are set in the commission agreement. You can also set commission percentages per channel. When creating or editing a commission agreement, you'll find these settings under the heading 'percentage over rent'.

VAT and commission

There are three ways to calculate the commission amount and the applicable VAT, you can check the one you want to use. See below for calculation examples (using Dutch VAT rates).

Commission over net amount

By default, the commission is calculated over the net amount of rent. The commission percentage is applied to the rent amount exclusive of VAT, after which the commission amount is increased with the applicable VAT rate.

Commission over gross amount

You can also choose to calculate commission over the gross amount. The commission percentage is is applied to the rent amount inclusive of VAT, and the commission percentage is also deemed to be inclusive of VAT.

Increase commission over gross amount with VAT

With this option, the commission is calculated over the gross rent amount, after which the commission amount is increased with the applicable VAT rate.

Percentages for internal and external channels

There are multiple commission percentages to be set. Firstly, there is the standard commission percentage that applies to reservations that come in via the backoffice, via the promotion link of the owner, or via the owner's portal. These are your 'internal' channels.

the standard commission percentage for bookings made through an external channel applies to all other channels.

If you want to set a different commission percentage for a specific channel, you can do so under custom commission percentages. This is possible for both internal and external channels.

Your own website is also considered an external channel, and is by default included in the standard commission percentage for external channels.

Calculation examples for commission and VAT

Net amount

The reservation has a rental amount of € 1000, which includes 9% VAT. The commission the park receives is 20%, and the VAT rate on the commission is 21%. The rent settlement is calculated as follows:

Description Total Calculation
Rent - € 1000,00 Full rent is 'distributed' to owner
Commission € 222,02

First, the Net rent is calculated:

€ 1000,00 / 1,09 = € 917,43

On this, the commission without VAT is charged:

€ 917,43 / 100 * 20 = € 183,49

The resulting amount is subject to the commission VAT rate:

€ 183,49 * 1,21 = € 222,02

Total payout -€ 777,98

Gross amount

The reservation has a rental amount of € 1000, which includes 9% VAT. The commission the park receives is 20%, which already includes the 21% VAT rate on the commission. The rent settlement is calculated as follows:

Description Total Calculation
Rent - € 1000,00 Full rent is 'distributed' to owner
Commission € 200,00

The commission is charged at 20% (incl. 21% VAT)

€ 1000,00 / 100 * 20 = € 200,00

Total payout -€ 800,00

Increase commission on gross amount with VAT

The reservation has a rental amount of € 1000, which includes 9% VAT. The commission the park receives is 20%, and the VAT rate on the commission is 21%. The rent settlement is calculated as follows:

Description Total Calculation
Rent - € 1000,00 Full rent is 'distributed' to owner
Commission € 242,00

First, the Gross commission is calculated:

€ 1000,00 / 100 * 20 = € 200,00

After which the commission VAT rate is applied:

€ 200 * 1,21 = €  242,00

Total payout -€ 758,00
